Ibraco powers Sarawak’s industrial ambitions with launch of PrimeBay Industrial Park
KUCHING-based property developer Ibraco Bhd has ushered in its 51st anniversary year with the official launch of PrimeBay Industrial Park – a project that marks the group’s further expansion into the industrial park segment.
Ideally located within the established Demak Laut Industrial Zone, PrimeBay Industrial Park is designed to meet the rising demand for cost efficient expandable and adaptable industrial spaces.
The development offers flexible lot layouts that are ideal for small and medium-sized enterprises (SMEs), logistics providers and manufacturers.
With its close proximity to Senari Port and the upcoming Sejingkat Bridge, this 23.1-acre industrial park provides unparalleled connectivity and access to key infrastructure.
The 73 factory units are well-priced with built-up areas ranging between 2,200 sq ft and 2,700 sq ft, hence providing a range of options to suit different operational needs.
“Our venture into the industrial park sector further underscores our commitment to supporting Malaysia’s broader economic growth agenda, particularly in Sarawak.”
According to Chew, industrial park developments like PrimeBay are aligned with the goals of the 13th Malaysia Plan (13MP) which promotes high-value industrial growth, regional inclusivity and a framework for technological, economic and social transformation.
“By offering ready-built infrastructure within a high-demand industrial corridor, PrimeBay also directly supports Sarawak’s economic transformation blueprint which aims to accelerate industrialisation and transition the state into a high-income economy by 2030,” he envisages.
The project is expected to contribute positively to Ibraco’s financial performance in FY2026.
With over five decades of experience in township and infrastructure development across Sarawak and – in recent years – property development in Peninsular Malaysia, Ibraco’s further expansion into industrial real estate reflects a focused diversification strategy aimed at long-term value creation.
Of the 73 PrimeBay Industrial Park factory units located within a guarded compound, 62 are two-storey semi-detached factories while 11 are two-storey detached factories.
Additionally, three prime land plots located at the front of the main factory rows are available for purchasers interested in developing custom-built facilities tailored to specific operational and security requirements.
Each unit is purpose-built for operational efficiency. Features include double-volume ceilings that accommodate heavy machinery as well as high racking systems, column-free interiors that allow for flexible space layouts and multiple shutter access points with built-in ramps to enable smooth loading and unloading processes.
Designated parking areas for staff and fleet vehicles further enhance day-to-day operational convenience.
Set within a mature industrial ecosystem and surrounded by established businesses and key logistics providers, PrimeBay Industrial Park is well-positioned to support long-term business growth and drive regional economic expansion.
